1.) Are the bedrooms furnished? Yes, all of our properties are nicely furnished including all bedrooms. We even provide a flat screen TV and DVD player in the living room!
2.) Can I use my own living room furniture? We have furnished all of our properties to limit the wear and tear from tenants moving in and out. We kindly ask you do not bring any furniture into the property. It will make your move in and move out so much easier!
3.) Can I take a tour of the property? We will happily show you an available property if ALL prospective tenants are able to come at the same time. Our properties are 100% occupied, so we are disturbing the current tenants when the property is shown. We want to limit the showings out of respect to them.
4.) Can we prelease one of your properties 6, 9, 12, etc. months in advance? Yes, if there is a property you are interested in and we know it will be available; we will work with you. (We have one property that was requested 16 months in advance.)
5.) Can you give me the exact location of your properties? For our tenants privacy, we do not provide the exact address until the time of showing. Properties 1, 2, 3A and 3B are located in south College Station near the intersection of Graham and Schaffer. They are conveniently located close to restaurants, banks, Kroger, College Station Medical Center and Baylor Scott & White - College Station Medical Center. Property 4 is located in Lakeridge Townhomes.
6.) Do you offer 3, 6, 9 month leases? Our leases are for 12 months.
7.) Do you allow subletting? Effective January 1, 2015 all leases for new tenants will prohibit subletting. We have found subletting to be very disruptive to the current tenants. They signed a lease and agreed to live with you. Please make sure you will be able to fulfill your lease term before signing the lease agreement.
8.) Do you have to be a student to rent one of your places? We rent to everyone. If you would like to rent the entire property, the total cost will be the number of bedrooms multiplied by the price listed for an individual room.
(e.g. - $500 per bedroom x 3 bedroom house = $1,500.00 per month to rent the property) For tenants who do not rent by the room (individual lease), the utility bill will be in the name of the tenant.
